Real Estate Terms
The sellers are motivated to sell but reserve the right to accept the final bid. The Cooper County Commissioners will meet on the Thursday following the close of the auction bidding to determine if they will accept the bid at which time the successful bidder will be notified.

BUYER’S PREMIUM: A 6% buyer’s premium will be added to the purchase price to determine the actual selling price.

DOWN PAYMENT: The buyer will provide a $25,000 non-refundable down payment upon signing the contract for the sale of real estate within 24 hours of the acceptance of the final bid. Acceptable forms of payment include a personal check with bank letter or certified funds. The remaining balance will be due at closing in 35 days or less. Please note, successful bidding at the auction is not contingent on personal financing. Please have your finances in order prior to bidding on the property to ensure you are capable of paying the balance at closing.

TITLE: Seller shall convey a Warranty Deed to the buyer for examination and pay for title insurance.

POSESSION: Possession of the real estate shall be delivered to the buyer at the time of closing.

CLOSING: Closing will be conducted at Boonville Abstract & Title Co located in Boonville, MO on or before March 30th, 2022 or at other set time and place in which both parties agree.
